Located in the southeast tip of Georgia just off of exit 3 on Interstate 95. St. Marys and Kingsland are just across the St. Marys river from Amelia Island Florida. The area is only 30 minutes away from the St. MarysJacksonville International airport and easy driving distance to Savannah, Brunswick, Jacksonville and St. Augustine. An area renowned for its quality of life, moderate cost environment, and vast experience in technology, manufacturing and research and development. One of Georgia’s best kept secrets.

 

Directions

Tracts 1-4: Take Exit 3 / I-95 at Kingsland, Georgia. Turn east on Route 40 and continue for 2.1 miles and turn left on Kings Bay Road. Follow Kings Bay Road for 2.8 miles to the intersection of Kings Bay Road and Spur 40. Turn left (north) on Spur 40 and go .8 miles and Tracts 1 – 4 are on left starting with Tract 4.

Tracts 5-16: From Exit 3/ I-95 at Kingsland, Georgia go east on Route 40 for 2.1 miles and turn left on Kings Bay Road. Go 1.4 miles and entrance to Tracts 12 – 16 is on the left. For Tracts 5 – 11 continue on Kings Bay Road for .2 miles to the intersection of Kings Bay Road and Colerain Road and turn left on Colerain Road. Tracts 5 – 11 are on the left as you continue to the intersection of Colerain Road and Winding Road. Tract 5 is in the southwest corner of the intersection of Colerain Road and Winding Road.

Tracts 17-27: From Exit 3 / I-95 at Kingsland, Georgia go east on Route 40 for .7 miles and turn left on Gross Road. Go .5 miles and turn right on Benjamin M. Garfunkel Road for Tract 17. For Tracts 18 – 20 continue on Gross Road and Tracts 18 – 20 will be on the right. For Tracts 21 – 27; from the intersection of Gross Road and Route 40 continue east on Route 40 for 1 mile and turn left on Camden Woods Parkway ( at KIA dealership). Go .2 miles and Tract 21 begins on right. Continue through the gate for Tracts 22 – 27.

Tracts 28-33: From Exit 3 / I-95 at Kingsland, Georgia go east on Route 40 for 2.1 miles and turn left on Kings Bay Road. Go 1.6 miles to the intersection of Kings Bay Road and Colerain Road. Continue through the intersection on Kings Bay Road for .7 miles and Tract 28 will begin on the right just past the railroad tracks. Continue on Kings Bay Road and the access to Tracts 28 and 29 will be on right. Continue to the intersection of Kings Bay Road and Spur 40 and turn right on Spur 40 (Tract 29 and 30 are on the right side of Spur 40) and go .6 miles and turn right on St. Marys Road Extension. Go .4 miles and turn right on Sugarmill Boulevard to access Tracts 30 – 33.

Tracts 34-36: From Exit 3 / I-95 at Kingsland, Georgia go east on Route 40 for 3.6 miles and turn left on St. Marys Road Extension. Tract 35 begins on the right at the end of the entrance ramp on to St. Marys Road Extension. Continue on St. Marys Road Extension for .5 miles and entrance to Tracts 34 – 36 is on the right. Continue another .2 miles to the end on Tract 34.


Auction Terms and Conditions

PROCEDURE: The property will be offered in 36 individual tracts, any combination of tracts, and as a total unit. There will be open bidding on all tracts and combinations during the auction. Bids on tracts, tract combinations, and the total property may compete.
DOWN PAYMENT: 10% down payment on the day of auction with the balance at closing. The down payment may be made in the form of cash, personal check with bank letter, cashiers check, or certified check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
APPROVAL OF BID PRICES: All successful Bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Sellers acceptance or rejection.
DEED: Sellers shall provide a Limited Warranty Deed.
EVIDENCE OF TITLE: The Sellers agree to furnish Bidders preliminary title insurance commitment to review prior to Auction. The cost of title insurance, if the Buyer(s) elect to have the title commitment executed, will be the responsibility of the Buyer(s). Sellers agree to provide merchantable title to the property subject to matters of record, general conditions of title, and similar related matters. All tracts sold “AS IS”.
REAL ESTATE TAXES: Taxes for 2009 will be prorated between Sellers and Buyer at closing.
BUYER’S PREMIUM: A 7% Buyer’s Premium will be added to the final bid price and included in the total purchase contract.
CLOSING: Closing shall take place 30 to 45 days after auction, or as soon thereafter as applicable closing documents are completed.
POSSESSION: Possession of the property shall be given immediately upon closing.
SURVEY: A new survey will be available for each tract in the auction. Actual survey expense will be the responsibility of the Sellers.
PROPERTY INSPECTION: Each potential Bidder is responsible for conducting at their own risk, their own independent inspections, investigations, inquires, and due diligence concerning the property before the auction. Inspection dates have been scheduled and will be staffed with auction personnel. Please feel free to inspect at any other time.
AGENCY: Schrader Real Estate and Auction and Woltz & Associates, Inc. and their representatives are Exclusive Agents of the Sellers.
